04 Do I need planning permission for a swimming pool?
In many cases, a swimming pool within the curtilage of a residential property falls under permitted development and does not require planning permission. However, there are exceptions; listed buildings, conservation areas, and certain outdoor installations may require formal consent. Our team can advise on the planning position for your specific property and, where necessary, support the application process.
05 What ongoing maintenance does a pool require?
All swimming pools require regular maintenance to ensure water quality, equipment performance, and structural integrity. This includes water testing and chemical balancing, filter maintenance, surface cleaning, and periodic equipment servicing. We provide comprehensive handover guidance and can recommend trusted maintenance providers in your area. Many of our clients choose to maintain their pools themselves with our ongoing support and advice.
06 Can you work with my architect or builder?
Absolutely. Many of our projects are delivered as part of a wider new-build or renovation programme. We are experienced in coordinating with architects, structural engineers, and main contractors to ensure the pool element integrates seamlessly with the overall build. We are happy to join the project team at any stage. The earlier we are involved, the more efficiently we can coordinate.
07 What types of pool do you specialise in?
We design and build luxury indoor and basement pools, outdoor and infinity pools, lap and fitness pools, hydrotherapy and disability-accessible pools, and custom jacuzzis and water features. Every project is bespoke; we do not offer standard or off-the-shelf pool packages.
08 Do you offer aftercare or maintenance services?
Our commitment to your pool does not end at handover. We provide detailed maintenance guidance, are available for technical advice, and can arrange periodic inspections or servicing where required. We believe that the relationship between a pool builder and their client should last as long as the pool itself.

We are based in the North of England and primarily serve clients across Cheshire, Lancashire, Merseyside, Cumbria, and the wider North West. We also take on selected projects further afield where the scope and specification align with our expertise.
10 Why do swimming pool costs vary so much between projects?
The pool shell itself is only part of the overall project. Ground conditions, the building envelope for indoor and basement schemes, air handling and filtration plant, chosen finishes, and site access can each significantly affect the budget, which is why two pools of a similar size can carry very different costs. We provide a detailed, itemised quotation once we understand your site and brief, rather than working from a fixed price list.
11 Does a swimming pool add value to a home?
A well-designed, professionally built pool can enhance the appeal and value of a luxury property, particularly indoor and basement pools that extend usable living space year-round. The effect varies by property and location, so we are happy to discuss this as part of an initial consultation.
12 What does it cost to run a swimming pool each year?
Running costs depend on the pool's size, heating method, insulation and how much a cover is used. A well-specified heat pump, cover and heat-recovery system reduces running costs compared with an older or uninsulated setup, and we model expected running costs as part of the design stage for every project.
13 What else should I budget for beyond the pool build itself?
Alongside the pool construction, it is worth allowing for VAT, any landscaping or interior fit-out around the pool, plant room space, electrical supply upgrades, and a sensible contingency. We surface these items at the design stage as part of your itemised proposal, so there are no surprises once the build is underway.
